A master-planned 55+ community on eighty-eight partially wooded acres in Monmouth County. Phase I introduces one hundred and four luxury residences, the first of four phases planned across the estate. First deliveries estimated Q3 2027, with marketing beginning late 2026. Join the priority list to be among the first to select a residence.
For three decades, the eighty-eight acres at 23 Main Street served as one of Monmouth County's most prominent corporate campuses, a sweeping site of open lawns and mature trees that quietly defined the eastern edge of Holmdel.
Today, that campus is becoming Azura Holmdel: a private active-adult community thoughtfully crafted from the bones of what was already here. The original ring road remains. The mature trees are preserved. And what was once 350,000 square feet of office space is being transformed into one hundred and four light-filled residences.
Developed by a New Jersey firm with four decades of experience in residential development, Azura is a deliberate departure from the predictable. This isn't downsizing. It's choosing better.

Photographs and renderings shown are representative only and may not depict actual residences, finishes, materials, or features. All imagery is subject to change.
Available as an upgrade: Calacatta marble waterfall islands and cabinetry.
Adaptable bathrooms, optional electric fireplaces, and built-in cabinetry options.
Outdoor terraces extending the living space, a place to read, dine, and breathe.
A selection of representative layouts. Azura offers 40 residence types across Phase I, from 1,752 to 2,854 square feet. Open the complete floor-plan book for every layout, key plans, and unit locations.
Azura's amenity package may be the most extensive in Monmouth County, and unlike most communities, it's designed not for show, but for daily use.
Two grand lobbies anchor the building. Azura Social offers a creative studio, bar seating, and even a grandchildren's playroom. Azura Fitness rivals a private studio, with a movement room for yoga and pilates, full locker rooms, circuit and cardio equipment, and a two-bay golf simulator.
Outside: a heated saltwater pool, pickleball courts, tennis courts, fire pits, and a mile of preserved walking trails through the original wooded ring.
Two-story welcome desks, living rooms, fireplace, music area, billiards, and a grand stair.
Bar seating, living-room clusters, creative studio, and a grandchildren's playroom.
Cardio, weights, movement studio (yoga, pilates, barre), and locker rooms with showers.
Two-bay indoor golf simulator for year-round play, lessons, and practice.
Heated saltwater pool with adjacent hot tub, sundeck, and outdoor courtyard with fire pits.
Pickleball and tennis courts, plus basketball and sand volleyball.
Covered, monitored parking with direct entry to two lobbies and 24-hour owner access.
Secure, well-lit bike room with 24-hour owner access, plus residential storage in four locations.
From the start, Azura was conceived as a public-private partnership. Before a single residence is delivered, the development gives back to the community in ways most projects never even consider.
A five-acre parcel deeded to Holmdel Township for community use.
A 7,000-square-foot multi-purpose space built for the township to use as it sees fit.
With another 380 in Phase II, adding nearly 900 mature trees across the site.
A landscaped trail open to the community, threading through the original wooded ring.
The Azura campus extends well beyond Phase I. The full master plan envisions 299 homes and units across four interconnected phases, all set within the original wooded ring road that defines this 88-acre site.
Phase I, the luxury condominium residences, is targeted for first deliveries in Q3 2027, with active marketing beginning in late 2026. Early purchasers will be invited to choose from pre-selected upgrade packages or work with our in-house design team on their residence. The priority interest list is open now.
